WHY OFF PLAN MARKETING STALLS
Almost every off plan launch in Dubai arrives with the same package. A set of CGI stills, a floor plate, a masterplan, and a flythrough that starts above the tower and spirals down to the entrance. Buyers have seen that flythrough a hundred times. It tells them the shape of the building. It tells them nothing about what a Tuesday evening feels like on the fourteenth floor.
That gap matters more here than in most markets. A Dubai off plan buyer is often overseas, often deciding from a phone, and often choosing between four towers in the same district with near identical spec sheets. The spec sheet does not separate them. The feeling does.
What AI changes is that we can now put a person in that unfinished apartment. Light coming through the glass at the right angle for that orientation. A family at the kitchen island. Someone walking a dog through a podium garden that has not been planted yet. None of it requires a built unit, a show home, a crew, or a permit, and all of it does the job a render cannot do, which is to let a buyer picture themselves living there.

Before anything moves, you sign off still frames. Interior finish, time of day, the look of the residents, the mood of the grade. Nothing is generated at length until the look is locked, which is how architectural accuracy stays intact.
Master film, graded and finished, plus every cut the campaign needs. Sales gallery loop, vertical social edits, paid media cutdowns and stills pulled from the film. Two revision rounds included.
The one rule we hold to: the film must not promise a building that will not be delivered. We work from your actual drawings and material schedule, and we will tell you when a shot is drifting away from what the contractor is going to hand over. Marketing that oversells the unit creates a handover problem, not a sale.

A live property film in Dubai carries costs that have nothing to do with the camera. Location access and permits. A show home that has to be built and dressed first. Talent, wardrobe and a casting day for the lifestyle scenes. Drone licensing. A crew that can only shoot golden hour twice a day, which stretches a two day schedule into four when the light does not cooperate.
None of that applies to an off plan development, because the thing you want to film does not exist yet. That is the honest case for AI here. It is not a cheaper substitute for a shoot you could have run. It is the only way to film a building that has not been built, other than CGI, and it produces something far warmer than CGI does.
